Then you should turn left and move another 130 meters along the fence, then left again and a hundred meters along the already built house - the sales office is located in the 5th entrance.

Along the way you can appreciate the immediate vicinity of the Complex. Literally a couple of tens of meters from the houses there is a fairly extensive forest area - part of the Butovo Forest Park, which continues on the other side of the street. Glades. In general, if you like an eco-friendly environment and a view of the forest, you will like it here.

Personally, I walked to the Complex along the long road - from Dmitry Donskoy Boulevard. The boulevard itself is quite picturesque, there are trees, benches, and sculptures - civilization.

And here is the street. The glade runs right along the Butovo Forest Park, and you get the impression that if you cross the road, you are already in the Moscow region - such a dense forest lies right behind the highway.

As for infrastructure, near each of the nearest metro stations, as expected, there is everything that residents of the microdistrict need: shops, schools, clinics, beauty salons, banks, pharmacies, playgrounds, public gardens and other “elements of a comfortable life.” On the street Polyany, about a kilometer from Etalon City, has its own fairly large shopping complex “ViVa!”

A fire station and an ambulance substation are also located not far from the Complex.

In the fall of 2021, three buildings of the first stage of the Complex were already commissioned, and residents moved into many apartments.

Tokyo towers were at different stages of construction, some of them were already “approaching” the 20th floor.

By the way, if you look at the houses under construction, you will notice how high the stylobate connecting the towers will be - the three-level stylobate will house parking spaces and storage rooms.

The houses are monolithic, with a ventilated facade. Judging by the already constructed buildings, the entire Complex promises to be quite bright and unusual.

And here’s what the site, by the way, says about the appearance of the future Tokyo Towers.

But first things first. The Etalon-Invest sales office is located on the first floor of an already commissioned building. The office interior is futuristic and looks like something out of a movie.

Here you will be given booklets, shown a layout of the Complex, answered all your questions, and even taken to the show room, where you can see the finishing of the apartments.

Tokyo Towers - there are six in total - are promised to be commissioned at the end of 2021. Apartments in towers 1 and 5 are fully finished, the rest of the buildings are unfinished.

An unfinished apartment is rented with the following “complete set”: a wooden entrance door, interior partitions have been erected, windows and loggias have been glazed, electrics have been installed to the panel, plumbing to the riser.

Apartments with finishing are more expensive by about 7-9 thousand rubles per meter. The decoration is done in calm, pastel colors: light tiles in the bathrooms, light laminate in the rooms, white and black porcelain tile flooring in the hallway, interior doors the color of baked milk, a good metal entrance door. The wallpaper is beige, ready to be painted.

By the way, the showroom is equipped in an ordinary apartment of one of the completed houses, so you can at the same time evaluate the decoration of the entrance lobbies and inter-apartment halls.

I can note: everything is equipped at a comfort class level, nice design, beautiful modern elevators, barrier-free environment for people with limited mobility and mothers with strollers. On the ground floor of each entrance there is a separate, quite spacious stroller room, as well as a place for a concierge. At her workplace there is a monitor, which displays images from several surveillance cameras located in the house and at the entrance.

From the upper floors of the already built house you can appreciate both the courtyard and the forests surrounding the Complex.

The yard, by the way, is very cozy - the residents of the three houses that have already been commissioned have at their disposal benches, playgrounds, and a couple of areas for sports and fitness.

At the “foot” of the Tokyo Towers, they are also planning to build a fairly large fitness center with a swimming pool. The Developer’s special pride is his own “botanical garden” in the courtyard of the house; various types of trees and shrubs are planted here.

Overall, the yard looks very nice and modern, and besides, you wouldn’t expect to see such landscaping a couple of tens of meters from an active construction site.

Tokyo Towers is scheduled to be commissioned by the end of 2021, at which time the kindergarten will also open. The school and fitness center will be completed a little later, around 2021. Considering that the Developer often completes construction ahead of schedule, we can assume that in this case there will be no “long-term construction”.

The capital's Yuzhnoye Butovo district is located 3 km outside the Moscow Ring Road. It consists mainly of residential areas, and there are several large parks with ponds on its territory. Residents note a cozy, quiet environment in the area, but many are dissatisfied with the work of local utilities, as well as the condition of the roads and the lack of parking spaces. An alternative route passes through Polyany Street, but it is actively used by residents of the neighboring South Butovo, and after the new microdistrict is settled, the traffic flow will become even denser. On the other hand, traffic jams are a problem throughout Moscow, and having lost up to 20 minutes in them, motorists still have the opportunity to get to the center of the capital within 30-40 minutes.

The closest metro to the new building is “Ulitsa Skobelevskaya” on the Butovskaya line. This is an unusual elevated station for the capital, which is located on an overpass about 1.5 km from the residential complex. It takes approximately 15 minutes to reach it on foot. You can take a bus or minibus to the Butovo railway platform in the Kursk direction. Electric trains depart every 10-20 minutes.

The accessibility of the external environment is difficult to rate higher than 5 points - it is there, but it is quite busy, not nearby, and, given the prospect of occupancy of more than three thousand apartments, this could become a problem.

The developer manages a land plot of 15 hectares on a leasehold basis. The master plan of the new building includes 6 monolithic and monolithic-brick residential buildings with a height of 7 to 31 floors - 3 multi-section buildings and 6 towers. Necessary clarification: since the apartments in the buildings of the first stage have already been almost completely sold out, in my review I will pay attention mainly to the buildings under construction in the second stage - Tokyo Towers.

So, the choice of apartments is possible both on the general plan and according to the parameters. Searching by parameters is quite convenient, the only thing that confused me was the “price per sq. m. m”, where you can choose a price of 0 rubles or, for example, 50 thousand rubles and as a result receive the answer “nothing found”. It would be more logical to put the first real price at the beginning of the scale, rather than zero.

The search results are displayed in abundance; you can select the desired building and look at it in more detail. On the one hand, this is convenient, on the other hand, it is quite difficult to create an overall price picture with this approach.

When you select a building on the general plan, a “chessboard” immediately opens, from which you can understand that apartments on the 2-20th floors are in greatest demand; as of mid-October, more than half of the available housing was sold out there.

But apartments on floors 21-31 are mostly vacant. Looking ahead, I’ll say: in the office they explained to me that just along the 20th floor there is a kind of “watershed”, or, more correctly, a “price divide” - apartments on the 21st-31st floors are more expensive than their “lower” neighbors. What is logical: if you want to admire the gorgeous views from the windows, you will have to pay extra.

When you click on a checkerboard apartment, a floor plan opens in a new window; when you click on a floor plan, you can view the layout in detail.

The website also has plans for each parking level (albeit quite small). Parking spaces, by the way, are sold at a price of a million rubles, storage rooms cost about 100 thousand rubles per meter, the area is from 5 to 15 square meters. m.

The developer is the management company ETALON GROUP (ETALON Group of Companies) in the Moscow region, implementing large investment projects in the field of housing construction in the market of Moscow and the Moscow region. The company was founded in St. Petersburg, where it was registered under the name JSC Etalon-LenSpetsSMU. The company has been operating in the real estate market since 1987. Architecture and landscaping

The conceptual design of the residential quarter was developed by specialists from the bureau of Russian-German architect Sergei Choban. The first thing that catches your eye when looking at the Etalon City residential complex is the bright facades, which look like they were shot with giant paintball grenades. Green, red, blue, yellow - a riot of local colors is combined with regular geometric shapes and abstract patterns depicting the outlines of famous cities around the world.

The bright facades of the first two buildings of the residential quarter contrast with the calmer color scheme of the neighboring Tokyo towers, lined up along the road. From them they created one large “canvas”, which depicted the 200-year-old engraving of the Japanese artist Katsushika Hokusai “The Great Wave in Kanagawa”.

In the courtyards, it is planned to create park areas with trees, shrubs and flower beds, as well as large playgrounds and sports grounds. Benches, trash cans and other small architectural forms will be installed along the entire perimeter of the new building, and pedestrian and bicycle paths will be stretched between the houses.

On special sports grounds, residents can play volleyball, mini-football, basketball and table tennis. There are special racks with canopies for storing bicycles. The complex has its own miniature botanical garden – a source of special pride for the developer. Public transport in the area of ​​the residential complex "Etalon City"

In terms of transport accessibility, the quarter is in the middle position. public transport users can use two metro lines, which will have to be reached by minibuses. About a kilometer away is the Skobelevskaya metro station of the Butovskaya line (light metro). You can walk to it or drive two stops. A little further, in Northern Butovo, about three minibus stops away, there is the metro station Boulevard Dmitry Donskoy of the Serpukhovsko-Timiryazevskaya line. You can take the light metro beyond the Moscow Ring Road to transfer to trains on the Kaluzhsko-Rizhskaya line (Novoyasenevskaya station). The journey to the center will take about an hour, including the trip to the metro. But after the quarter is completely populated, difficulties may begin, since ground transport passes through here. Housing in a new building is sold under a participation agreement in a housing cooperative, so buyers here are shareholders, not shareholders. Construction participants cannot use the protection mechanism provided for by the current law 214-FZ. To join the cooperative you will have to pay 30 thousand rubles. The cost of registering property rights is 1% of the cost of housing, except for apartments that have already been put into operation.

The role of the cooperative members, their relationships and influence on the management company owned by the developer is unclear. Now the residents of the first occupied house are discussing this problem on forums. There are proposals when signing an agreement with a management company to issue a protocol of disagreements. It will take years until other buildings are occupied and a group of activists is formed who will resolve the issues of the residents.

The Etalon City residential complex has a trade-in program, under which you can exchange your old housing for a new one. An agency agreement is concluded with the developer for the sale of the apartment and its price is fixed for the booking period.

An irregularly shaped site with an area of ​​approximately 15 hectares is located closer to South Butovo, but outside the boundaries of the main development. This is the beginning of the settlement of the green isthmus between South and North Butovo. Three multi-section buildings with 23 floors have already been built on the territory, standing in a rather complex planning zigzag. Currently, six more buildings are in the process of implementation - towers of 31 floors, located in one line along the western border of the site, on the side of Polyany Street, which connects the main building sites of Butovo.

The project has a number of features that a potential buyer of an apartment in a new building outside the Moscow Ring Road should pay attention to:
