Maryina Roshcha district, Moscow (NEAD): description, history

The area of the area is 4.6 square meters. km (100th place in Moscow), the population is 67 thousand people (90th place), and the density is 14,336 people/sq. km. (48th place).

Maryina Roshcha once had a bad reputation. According to legend, in the 18th century, robbers under the command of Atamansha Marya lived in the local grove, and later the area was mentioned as a kind of “raspberry patch” in the famous “Era of Mercy” of the Weiner brothers. Until the 50s of the last century, it was a wooden criminal area, and after that it was built up with Khrushchev buildings.

Transport

In the central part of the district there is the Maryina Roshcha metro station, opened in 2010, on the Lyublinsko-Dmitrovskaya line, and on two opposite edges, the Savelovskaya and Rizhskaya stations (already outside the boundaries of the municipality), as well as stations of the same name. Currently, the Sheremetyevskaya station of the Third Interchange Circuit is being built in the area.

Metro Maryina Roshcha

Some residents find it convenient to walk to stations in neighboring areas: from the southern part - to Dostoevskaya, Novoslobodskaya and Mendeleevskaya, and from the north-east - to Butyrskaya.

Metro Savelovskaya

Conventionally, every resident lives within walking distance from the metro, which is also due to the topography of the development - residential is concentrated in the central part of the area and is compressed on both sides by non-residential stock and industrial zones. In addition to the stations, the Stankolit and Moskva Tovarnaya platforms are located in the area.

Stankolit

There are 10 bus, 4 trolleybus and 3 tram routes passing through Maryina Roshcha. Last fall, from the Belorusskaya metro station to Obraztsova Street along route No. 9, a new type of silent trams, Vityazi-M, was launched for 260 passengers, operating without turnstiles.

New trams

Lidiya, resident of the area: “I am pleased with the proximity to the center and good transport accessibility - it’s easy to get to anywhere in Moscow. There are several metro lines nearby.”

But there are problems within the region itself.

Anna, a resident of the area: “The bus runs along Streletskaya Street once every hour and a half.”

Natalya, resident of the area: “The public transport schedule is uneven and unpredictable.”

The main outbound highways of the area - Sheremetyevskaya Street, Prospekt Mira and Sushchevsky Val (part of the Third Transport Ring) are heavily clogged.

Traffic jams on Sushchevsky Val

Olga, resident of the area: “The junctions on Suschevsky Val are very inconvenient. There are traffic jams there at any time. And in the morning it’s always difficult to leave Sheremetyevskaya for the Third Transport Ring.”

Serious traffic jams are always observed at the turn from Sushchevsky Val to Butyrskaya Street, to Prospekt Mira, and when leaving Oktyabrskaya Street to Sushchevsky.

Departure to Sushchevsky Val

In the future, they are going to build and reconstruct side passages on different sides of Sheremetyevskaya Street, expand it in some areas, and reconstruct the 14th passage of Maryina Roshcha. But for now these projects are on paper.

Overpasses on Sushchevsky Val

Features of the transport and pedestrian logistics of the area are the railway tracks dividing the northern part of Maryina Roshcha into 2 sections. In addition to the bridge on Sheremetyevskaya Street, there is only one crossing with a barrier.

Bridge over railway tracks

Moving

There are paid parking zones in Maryina Roshcha, but not everywhere.

Svetlana, a resident of the area: “There are too many paid parking lots, some of them should be made free.”

Konstantin, resident of the area: “Cars are parked in the courtyards, since parking is paid in other places; the courthouse on Obraztsova occupies the parking area of two residential buildings. Often personal vehicles are parked on lawns and sidewalks.”

Alexandra, a resident of the area: “I would like to safely park my car in the yard, without the fear of being blocked by some employee from nearby offices, who often occupy empty spaces together, without leaving a contact phone number or not answering the phone, and sometimes blocking the approach to the pedestrian path near the house, which is not convenient when you are walking with a stroller.”

Anton, a resident of the area: “It’s difficult to park a car in the evening after Streletskaya Street was made toll! I urgently need a barrier to enter the yard of my own house!”

Olga, a resident of the district: “Paid parking has not yet reached our part of the district - Sheremetyevskaya and adjacent areas.”

There are also paid fenced parking lots in Maryina Roshcha. In many courtyards, residents install barriers, and in some cases the courtyards are fenced.

Partitioned yard

Kitchen

Our communal kitchen, dimly lit, with a bare light bulb under the smoke-stained ceiling, always inspired me with slight horror. I wanted to get through it as quickly as possible, run out into the large entryway, and from there into the yard. At the door frame there is a cluster of eternally buzzing counters - as many as four. Accordingly, there are four kitchen tables and cabinets. Four garbage cans also did not decorate the common kitchen. One gas stove - one burner per family. True, the stove appeared only at the end of the 50s, and before that, four or even five kerosene stoves placed in tin basins were smoking in the kitchen. These same kerosene stoves were used to dry the damp spots that appeared on the wallpaper in the spring. The old wooden house easily absorbed underground moisture and spread it along the walls along with the smells of dampness and mold.

Here, in the kitchen, my mother washed clothes in a tin trough on a ribbed washing board, cooked cabbage soup in a large enamel pan over a languidly slow kerosene fire, spending most of the day in this uncomfortable place, filled with all sorts of odors, where a ray of sunshine never looked.

Dad ordered a welded triangular tank with a faucet from the garage - a washbasin. Chic! The rest used "moidodyrs". We also had a large closet or pantry. It went to dad as the former owner of the house.

The closet was cool, gloomy and mysterious; on its multi-tiered shelves, as in a good army warehouse, the family's supplies and belongings were arranged and laid out. There were also scales with weights in a wooden case. Under the shelves are rusty rat trap cages.

A small cellar was dug in the floor of the closet, which for many years replaced our refrigerator. There, chocolate butter, cheese, and sausage were stored in pots of water in the summer. Pots of cabbage soup were also placed there. The lid of the cellar was pressed down with a pound of rat weight.

Ecology

There is not a single full-fledged green oasis in the region.

Polina, a resident of the area: “The complete lack of greenery, places for walking, and eternal traffic jams on the Third Transport Ring are annoying.”

At the same time, the courtyards (especially in the area of five-story buildings and other old housing stock) are very green, many have cozy recreational areas.

There are many green yards in the area

In Maryina Roshcha there are also a number of nameless walking parks - one of them is located between the 9th and 8th passages of Maryina Roshcha, not far from the railway. There are paths here. Children's playgrounds have been organized and exercise equipment has been installed. There is also a green zone on Freedom Square.

Square

Residents of the southeastern part of the district can go for a walk in the Ekaterininsky and Festival parks in the neighboring Meshchansky district, in the northeastern part - in Ostankino Park and the Botanical Garden (but the path is not so close), in the northern - in Goncharovsky Park in the Butyrsky district, in the southwestern - in Novoslobodsky Park.

Festival Park

Gershon, who recently moved to live on Obraztsova Street: “Although the area is not very green, there is a lot of greenery in the courtyards. We go for walks in Catherine Park, where there is a mini-planetarium.”

Olga, resident of the area: “There are not enough green areas. I live in the middle of Sheremetyevskaya Street, our usual places for walks are Ostankino or Goncharovsky parks. But the walk takes at least half an hour, so we mostly travel by car or trolleybus.”

From the beginning of the twentieth century until the beginning of the 70s, Maryina Roshcha was considered an industrial area. On its territory there is Industrial Zone No. 11 Ogorodny Proezd.

Industrial zone in Ogorodny proezd

Most of the enterprises are not functioning, the buildings are being rented out for offices and warehouses or are undergoing reorganization: the compressor plant moved its capacities to Krasnodar, and the iron and foundry plant was acquired by a Swedish company, production was partially curtailed and the old buildings were demolished. But the paint and varnish plant, the Hard Alloy Plant, and the MosvtortsveEstet Auto Repair Plant are still operating,” and the Cement Service with a cement elevator can be called a hazardous enterprise.

Another industrial zone

Alexandra, a resident of the area: “There is a lot of dust and dirt from the cement plant.”

Olga, a resident of the area: “We used to live on Sheremetyevskaya in the same house as now, but on a high floor with a view of the concrete production. Dust from it flies in all directions.”

A year ago, the Urban Planning Commission approved a project for the reconstruction of this site, bounded by Sheremetyevskaya and the right of way of the Oktyabrskaya Railway. The old buildings should be demolished and hotels, a business center, an office complex, a garage and a registry office should be erected. But when this will begin to materialize is still unknown, and the “cement workers” are actively resisting.

Plot for reconstruction

There are problems with the “small” development of the area, although the goals are good.

Olga, a resident of the area: “A children’s playground was equipped in the area of the children’s clinic; 2 of its objects - a carousel and a boat swing - are intended for disabled children. Due to the specifics of the devices, only wheelchair users can ride there. But you can’t explain it to children. As a result, there were many cases of broken legs on the boat, and children injured their fingers on the carousel - in our house there was even a case of mechanical amputation. People wrote complaints to the Administration, but as a result, only a sign with small letters appeared at the site, and the danger continues to exist.”

The ill-fated playground

Room

It was an oasis of peace, silence, twilight, orderly order, cleanliness. A tiny little world created by my mother in the middle of noisy, bustling Moscow, and her world order reigned in it.

All things knew their place and were placed there once and for all. Any thing could be found with your eyes closed. Perhaps the dominant feature in the room was a dark wood sideboard, with an intricately glazed top and a massive bottom. On the sides, two wooden columns supported the “second floor.” That's who it was appropriate to address: “Dear buffet!” In the upper part of it, in a glass slide, the most beautiful cups, sugar bowls, vases, glasses, glasses, mostly brought from defeated Germany, were kept as trophies. I really liked the cupronickel glass with a tall thin stem. On the glass there was a bear - as I later found out - the coat of arms of Berlin. At the very top of the buffet, under the ceiling, there were some flowerpots and a large earthenware polar bear. On the tabletop of the buffet, under the slide, with a mirrored back panel, there was an exhibition of funny Kuznetsov figurines in the form of a porcini mushroom, onto the cap of which a gnome had climbed, escaping from a lizard...

Dad's sofa, covered in black leatherette with two folding bolsters and a shelf on the back, was pushed almost close to the table. He undoubtedly owned the title of item No. 2 in the house. Massive, with a high quilted back, on top of which there was a shelf with a mirror insert and two wooden cabinets in the corners. Behind the glass door of the left cabinet was a home first aid kit with all kinds of odorous bottles and vials. The other contained bottles of perfume and dad's cologne with a spray bottle attached to the neck of the bottle. There was also a bottle in the shape of an iceberg and a bear on a glass stopper. Cologne "North". On the mirror shelf there were all kinds of porcelain trinkets and at one time seven elephants.

Above the sofa hung a large portrait of me, painted by an unknown but untalented artist based on a photograph of me as a girl. The portrait was ordered by our neighbor, handicraft shoemaker Sergei Ivanovich Filoyants, and presented to me on the occasion of my admission to the medical institute.

The left corner of the room up to the ceiling, hung with icons in large icon cases, shone with almost ecclesiastical splendor. Actually, it was a kind of house church. The sewing machine table also served as a stand for an ancient oil lamp, into which lamp oil was always poured and the wick was smoldering. I gave this luxurious bronze lamp-pot in the form of an urn with griffins to my parents for their “silver wedding”. I bought it at a thrift store. Almost every icon had its own red or green lamp burning. In addition, dad also ran low-voltage wiring for a light bulb from a car headlight in this corner. Before going to bed, my mother whispered prayers for a long time in front of her altar. Dad prayed briefly like a soldier and immediately collapsed on his sofa. He fell asleep quickly and snored loudly.

Old radio... Dad always listened only to the "Latest News" and football reports. And my mother served her signature cabbage soup with sour cream for the next broadcast from the stadium. So we slurped them down to the rapid patter of football commentator Vadim Sinyavsky.

Study and heal

There is only one adult and one children's municipal clinic per district. The remaining institutions are departmental clinic No. 7 of the Federal Security Service and the children's clinic of the Ministry of Internal Affairs. City Clinical Hospital No. 24 is also located in Maryina Roshcha.

children's Hospital

Daria, resident of the area: “It’s a long way from the clinic, which doesn’t have the necessary specialists.”

Olga, a resident of the area: “The clinics are close to us, but there is a huge flow of visitors there.”

Adult clinic

There are also a number of private multidisciplinary hospitals, Diamed, the European Medical Center, Medline, as well as the Russian-Israeli medical one.

Private clinic

Gershon, a resident of the area: “The clinics are far away and inconvenient, but the Israeli medical center “Rambam” is highly praised, but the check there is solid.”

There are only 6 municipal kindergartens in Maryina Roshcha, and they are distributed unevenly.

Maria, a resident of the area: “There are not enough places in existing kindergartens, new ones are needed.”

Daria, resident of the area: “I don’t have a kindergarten within reasonable distance from my house.”

Olga, a resident of the area: “My daughter attended a children’s club at the Jewish Museum and Tolerance Center instead of kindergarten. Friends say that the kindergartens are overcrowded - there are 25-30 children in groups.”

Now at Sheremetyevskaya 37, building 2, construction is underway on a new kindergarten designed for 200 students.

Kindergarten under construction

There are also 2 private kindergartens: the Yablochko children's club and the Maryina Roshcha private kindergarten.

Operating kindergarten

After the general unification, there was nominally one school left in the area - “Maryina Roshcha” with 7 buildings, among which there are several gymnasiums with different profiles (physics and mathematics, language, and aesthetics). It is still unclear to what extent the establishments managed to maintain their individuality:

Larisa, a resident of the area: “It’s bad that the schools were merged, they lost their identity.”

The most favorable reviews are about department No. 1 - the former school No. 237 with a physics and mathematics focus.

School

Polina, a graduate of the institution: “Having studied at this school for 11 years, I can confidently say that this is the best school in the area. The teachers are true professionals, each of them has vast experience. Thanks to them, 90% of my classmates entered universities in Moscow on a budget.”

Elena, a resident of the area: “The school is good, it maintains its brand, despite the mergers.”

Olga, a resident of the area: “My daughter goes by trolleybus to school in the neighboring area - there is a French special school there.”

There are also 2 private Jewish schools in Maryina Roshcha - the World of Intellect kindergarten school and the Moscow Jewish School. The fact is that there is a special quarter within the district where the synagogue, the Jewish community center and all the associated infrastructure are located.

Jewish schools

Gershon, a resident of the area: “We specifically moved here to be closer to the school and community. I am satisfied that the school has separate education for boys and girls. Good conditions have been created for children; my first-grader daughter goes there with pleasure. Perhaps the general education part is at the usual level, but everything is fine with the religious part. Now we are catching up on Hebrew - the second grade will be Hebrew-speaking - general education subjects are taught in Russian, and the rest - in Hebrew. There are a lot of English-speaking children at school.”

Additional education can be obtained at the School of Radio and Television, where there is also a children's course, the children's music school named after N. Rakov, the Wider Circle club for children and teenagers, the Maryina Roshcha Center for Arts and Creativity with two branches on Oktyabrskaya Street. For the older generation, there is the MIIT Palace of Culture with many creative groups.

Arts Center

Gershon, resident of the area: “It’s not bad here with children. There is a music school nearby, and the Jewish Museum and Tolerance Center offers many activities.”

Olga, resident of the area: “There are many activities for children in Maryina Roshcha. My daughter really likes going to dance studio “54” - there is a strong dance school there.”

The central higher educational institution of the district is MIIT with various departments scattered throughout the southern part of Maryina Roshcha. There are also the International Academy of Business and Management, the Institute of Law and International Relations, the Russian Academy of Railways, the Moscow State Pedagogical University Institute of Mathematics, Informatics and Natural Sciences, the Faculty of Higher Nursing Education and Psychosocial Work of the First Moscow State Medical University named after Sechenov, as well as the Higher Stage School under the leadership of Konstantin Raikina.

Secondary education can be obtained at the MAKHU art school and polytechnic college.

Yard

In the depths of the yard, dad had a barn in which he set up a workshop with a workbench and a vice, as well as a summer bed. On hot days, he spent the night in the barn, opening the door wide open, but covering the opening with a mosquito net. Valya and I also had our bicycles there. All tools and things were hung on the walls in exemplary order, laid out on shelves.

Dad was a born Master. He knew how to protect, store, store. If he had stayed in the village, he would certainly have been a “kulak,” that is, a wealthy peasant, but he, the son of a volost mayor (a representative of the “royal power”), had to leave his native land, fleeing the requisitions and robberies of the new government.

In principle, he was lucky - not a single scratch during two wars and only one short arrest in 1941. At the end of his life, fate gave him a large wooden house in Abramtsevo, which was built by his son-in-law, my husband Andrei Cherkashin.

Culture and sports

In addition to fitness centers and martial arts schools, the area has the Inbi Ethnic Club, the Jade Stretching School, and the RUT MIIT physical education house with a swimming pool and a school of acrobatics and parkour. The highlight of the area's sports and entertainment infrastructure is 2 trampoline centers.

Training at parkour school

There are also 2 large FOCA. One of them on 1st Streletsky Proezd 14/21 was built recently: there is a swimming pool, small and large hockey rinks and an athletic gym. In the opposite part of the district there is the Maryina Roshcha sports and recreation center.

The most famous theater in the area is “Satyricon” by Konstantin Raikin. But a global restructuring is underway at its usual address, and the theater has moved for now to the nearby concert hall “Planet KVN”.

Satyricon Theater

In addition, in Maryina Roshcha there are chamber theater institutions - the Clowning Theater “High Brothers” and “Shadow”.

Planet KVN

Gershon, a new resident of the area: “It’s nice that there are so many theaters here and in the neighborhood.”

After the “Havana” cinema was replaced by “Planet KVN”, Maryina Roshcha was not left without cinema - in “Raikin Paza” there is a “Cinema Star”, and in “Capitol” there is a multiplex cinema “Karo-4”.

There are several museums in the area: the State Literary Museum - Dostoevsky's apartment, the Jewish Museum and Tolerance Center, the Museum of the History of Railway Transport at the Rizhsky Station, and the small Museum of the History of Moscow State Transport University.

There are two churches here: the Church of the Holy Martyrs Faith, Hope, Love and their mother Sophia at the Miusskoye cemetery, and the Church of “Unexpected Joy” on Sheremetyevskaya (late 19th-early 20th centuries).

Temple Unexpected Joy

On the very border of Maryina Roshcha with the Tver district there is the Church of the Tikhvin Mother of God, and on the border with Meshchansky there is the Church of the Descent of the Holy Spirit.

Buried treasures and the legend of the Sandunov brothers

Ever since nobles began to be buried at the Lazarevskoye Cemetery, it has been of interest to treasure hunters. There were rumors about countless treasures resting in the ground - supposedly a certain merchant’s wife did not want to part with her jewelry and bequeathed to put them in her coffin and so on, so on, so on.

One interesting story connected with the treasure actually took place. Thus, at the turn of the 18th-19th centuries, the family of Sila Nikolaevich Sandunov, the founder of the famous Sandunovsky baths on Neglinnaya Street, was buried at the Lazarevskoye cemetery. After the funeral, sons Sila and Nikolai discovered that their parents had not left any wealth. They did not know where the acquired fortune went. Then the Sandunov brothers began to think where the money had gone, and remembered that their mother, when dying, asked to put her favorite pillow in the coffin. The coffin was dug up, the pillow was taken out and ripped open, but no treasure was found inside. Then the brothers erected a monument over the grave of their parents in the form of a rectangular box made of cast iron plates, topped with a cast iron cross, which was entwined with two snakes.

Old new buildings in the area

In 2005, the developer Promingroup commissioned the elite residential complex Diamant. The monolithic brick 20-storey building with panoramic glazing accommodates 67 apartments and penthouses with a ceiling height of 3.4 m. The building is equipped with underground parking. The territory is fenced, there is a security service, access control and video surveillance.

The internal infrastructure includes a children's club. 167-meter four-room apartment with a kitchen of 40 sq. m and high-quality renovation is offered for 82.5 million rubles, 159-meter, with a kitchen of 18 sq. m. m for 87.6 million rubles, an 80-meter two-room apartment with a 14-meter kitchen for 40.5 million rubles, a 322-meter five-room apartment with a 25-meter kitchen, a 150-meter living room with a domed window and a winter garden , as well as 3 bathrooms - for 187.7 million rubles, and for a five-room, 344-meter housing with a similar layout they are already asking 200 million rubles. The advantages of the location are a quiet location and proximity to the Dostoevskaya metro station.

Business class residential complex “Tikhvinsky Dvorik” is a 2006 project from the Capital Group company. A monolithic building of variable height (10-14 floors) with underground parking for 88 spaces was built according to an individual project. The fenced and guarded area is under video surveillance.

The ceiling height in the housing is 3.2 m. In addition to apartments, there are two-level penthouses. A 180-meter four-room view penthouse with access to the exploitable roof, furniture, appliances and decorative items is estimated at 120 million rubles. The Mendeleevskaya metro station is about a kilometer away.

In 2007, the developer of SU-155 commissioned the Novosuschevsky business class residential complex. The project includes a 4-section monolithic brick house of variable height (10-14 floors), built according to an individual project. Ceiling heights in 1-4-room apartments ranging from 39 to 162 square meters. m reaches 3.1 m.

The house is equipped with a two-level underground parking for 137 cars and a ground parking for 16 (for 144 apartments). The territory is fenced. The first floor is reserved for commercial real estate. A 39-meter one-room apartment with a 10-meter kitchen, in need of renovation, is offered for 7.8 million rubles. The downside of the location is the proximity of Sushchevsky Val.

In 2015, PIK Group completed the construction of a comfort-class panel residential complex “17th Maryina Roshchi Proezd, 1”. The 24-storey building with energy efficiency class B is equipped with underground parking for 144 cars; commercial facilities are located on the ground floor. All apartments have bay windows, the ceiling height is low - 2.65. The housing was delivered with a fine finish. An 80-meter apartment with a 10-meter kitchen and finishing from the developer is offered for 20 million rubles. The advantages of the location are the proximity to the Butyrskaya metro station, the disadvantages are the proximity to the industrial zone and railway tracks.

The advantages of the location of the Maryina Roshcha business class residential complex from Mangazeya Development are the proximity of the Maryina Roshcha metro station and a relatively quiet location. A 15-story monolithic tower with 88 apartments, equipped with underground parking for 96 cars. Porcelain stoneware panels are used for finishing the façade. The service departments are located on the ground floor.

The territory is closed and guarded. Here you can find apartments ranging from 50 to 190 sq. m. m with a ceiling height of 3.4 m. The housing was quickly dismantled - apartments can only be bought on the resale market. A 75-meter two-room apartment without finishing with a 12-meter kitchen is offered for 21.3 million rubles.

Average price per sq. m on the secondary market of the Maryina Roshcha district is 228.7 thousand rubles. This is the highest figure in the entire NEAD. If we compare Maryina Roshcha with its closest neighbors in the district - Butyrsky and Alekseevsky districts, then the difference is significant - 149.9 and 207.4 thousand rubles / sq. m. m respectively. It is significantly ahead of its “direct” neighbor from the Northern Administrative Okrug - Savelovsky District (RUB 190 thousand). But, of course, it lags behind the Tverskoy and Meshchansky districts (537.4 and 444.8 thousand rubles, respectively).

Unexpected joy

Buses began to operate after the war only in 1947 (5 and 10 to the Belorussky Station). This was tantamount to launching a metro line, otherwise throughout the war we walked to Maryina Roshcha. And from the Maryinsky market to the Belorusskaya metro station there was tram 11. Bus tickets were sold by conductors. Each flight cost 15 kopecks, and 2 flights cost 30 kopecks, so the conductor was told the final stop when buying a ticket.

One day, a visitor, instead of stopping at 13th Passage (there was a church there), said: “I am in for Unexpected Joy.” And the conductress was obviously new: “I can’t know where unexpected joy awaits you!” Take a ticket to the final station."

JSCODE3

New buildings in the Maryina Roshcha district

Jazz Quarter is a multi-format business class project from the development company Sminex. It consists of 7 buildings of variable height (5-21 floors), each of which has a unique facade and name - “Louis Armstrong”, “Ray Charles”, “Ella Fitzgerald”, “Benny Goodman” and “Duke Ellington”. The author of the project is the SPEECH architectural bureau, timeless stylistic direction. Marble, brass and decorative panels are used in the decoration of entrance areas; ceramics, stone, clinker brick and granite are used in the decoration of facades. The windows are panoramic. The buildings are equipped with central air conditioning and ventilation systems, places for storing strollers and bicycles.

The internal infrastructure includes a private kindergarten, a fitness club, and a business center. The first floors are reserved for commercial real estate, and gardens will be laid out on the roofs. In a fenced and guarded area, a mini-stadium and playgrounds will be installed, and park areas will be organized. The complex is equipped with an underground three-level parking for 442 cars. There are 349 apartments and 134 apartments ranging from 26.8 to 248.5 square meters. m with ceiling heights from 3 to 5.1 m at prices from 5.2 to 76.2 million rubles. (average price per sq. m. - 263.2 thousand rubles). The highlight of the offer is the penthouses on the top floors with fireplaces, terraces and second-light windows. The residential complex is promised to be completed in the third-fourth quarter of 2021, but many have already been sold out. The plus of the location is walking distance to the metro, the minus is the close proximity to Sushchevsky Val.

Apartment complex “Reflection” is a comfort-class project from the developer UKRROSMETALL. The 9-storey monolithic brick building with a facade partially covered with mirror panels, finished with urban concrete and natural wood, is designed for 209 apartments. The first floor is reserved for commercial real estate. The house will be equipped with underground parking for 32 cars, which is not enough for such a number of apartments. A park with a walking alley will be built in a fenced and guarded area.

Initially, the completion date was announced for the fourth quarter of 2021, but now the deadlines have shifted to the second quarter of 2021 - façade finishing and interior work are ongoing. Here you can purchase a studio or 1-3 room apartments ranging from 31.9 to 93.4 square meters. m with a ceiling height of 3 m at a price from 6 to 19.2 million rubles. (average price per sq. m. 198.6 thousand rubles). The disadvantages of the location are the proximity of cement production and the relative distance from the metro - the Maryina Roshcha station is more than a kilometer away.

Club house “Dvintsev, 14” is a business project from MR Group, put into operation in 2021. It has almost already been implemented initially; there are several open-plan apartments left for sale from the developer with an area of 44 to 46 sq. m. m at a price from 8.8 to 10.1 million rubles. (average price per sq.m. – 208 thousand rubles). The 7-storey monolithic brick building in the Art Deco style is designed for 60 apartments and equipped with underground parking for 15 cars.

The territory has been improved and additional parking spaces have been installed. The Savelovskaya station is a kilometer away, minus the location - the proximity of the industrial zone.

It’s the same story with the business class residential complex “Tikhvinskaya, 14” from the developer of the housing complex “Journalist-3”. The building is currently being handed over to the State Commission, and there are few apartments left for sale. You can also purchase 1-3 room lots ranging from 51 to 108 square meters. m at a price from 20.3 to 39.8 million rubles. (average price 383.8 thousand rubles/sq. m).

The monolithic brick 16-storey building is equipped with an underground parking for 88 cars; the infrastructure includes its own kindergarten and journalistic club. Security service and 24-hour concierge service are provided. The fenced area will be landscaped and a playground will be installed. The advantage of the location is the proximity to the Mendeleevskaya metro station.

Loft “Studio #12” is a creative project from KR Properties, which is promised to be completed in the third-fourth quarter of 2021, but the pace of work is difficult to estimate on a closed construction site. The business-class complex includes 140 loft apartments in 6 low-rise brick-monolithic buildings of variable height, underground and surface parking. There are both classic lofts and two-level ones - with a separate entrance or in the attic. The creativity of the project is emphasized by the developer's intention to place showrooms and creative workshops in the building according to the concept of living, creating and working in one place.

Lofts are offered ranging from 58.1 to 270.6 square meters. m at a price from 9.7 to 39.7 million rubles. (the average cost of sq. m is 179 thousand rubles.) Disadvantages of the location are the railway 300 m from the complex and the proximity of the industrial zone. The distance to the Maryina Roshcha station is more than a kilometer.

Average cost per sq. m on the primary market of Maryina Roshcha - 281.4 thousand rubles, which is significantly higher than the Alekseevsky district, where the average price per square meter is 230.4 thousand rubles. But of course, Maryina Roshcha lags significantly behind the “border” districts of the Central Administrative District (Meshchansky and Tverskoy 637.5 and 820.9 thousand rubles, respectively).

Now in Maryina Roshcha there are 4 starting sites for renovation. One of them is non-standard - within the framework of the plans of the Moscow Committee for Architecture and Urban Development on projects of transport hubs with included residential development, a site has been identified for construction within the boundaries of the transport hub “Maryina Roshcha (Sheremetevskaya, 30). This may cause dissatisfaction among potential resettlers: the transport hub is an overly noisy and busy place, and the railway tracks are only 50 m away. In addition, there are now about 300 garages and a bomb shelter here.

Renovation site Sheremetyevskaya, 30

The sites at Sheremetyevskaya 5, building 1 and 13, building 1 are almost vacant - the five-story buildings here have already been demolished. It is known that Skyscraper Group LLC will build houses here.

Sheremetyevskaya, 13

And with a site on Oktyabrskaya, vl. 105, not everything is smooth - the distance from it to the railway tracks is even less than in the case of Sheremetyevskaya - 30-35 m! Therefore, now there are popular protests against these sites.

Results and prospects

Despite the fact that a lot of new buildings have already been built in the relatively small area of the district, there is room for developers to expand: the scale of renovation in Maryina Roshcha is large, and the half-dead industrial zone provides new potential. Land here is expensive, and the area is of interest to developers due to its proximity to the center.
